When is a property considered ‘Sold’ at an auction?
Can a professional bidder act without the client present at an auction?
A professional bidder can bid at an auction without the client present. A person who wishes to avoid the stress of auctions, does not have the time or experience, or cannot physically attend for whatever reason, can appoint a proxy bidder to bid on their behalf. The client must sign an auction bidding service authority document and provide written instructions to the 1300 BIDDER PTY LTD containing their maximum purchase price limit and any settlement terms and conditions.
In any case where a proxy bidder is used a Limited Power of Attorney is required to empower our agent to sign the contract on the client’s behalf where the bid is successful. 1300Bidders always recommends that clients seek independent legal advice when preparing a power of attorney form. They can review the Contract of Sale and Section 32 Vendors statement and prepare the Power of Attorney document at no extra charge if the client requires it.

What does "on the market" and "Reserve price" mean?
‘Reserve Price’ and ‘On the Market’ are special terms used at auctions. A ‘Reserve Price’ is the minimum price set by the seller, under which the seller is not required to sell the property at an auction. A seller is not required to disclose their Reserve Price prior to the auction and is not required to sell the property, even to the highest bidder, if the Reserve Price is not met.
When an auctioneer declares that a property is ‘on the market’, it means that the Reserve Price has been met by a bidder and whatever price you offer subsequently is the real deal if it turns out to be successful. Usually we will bid lightly at the start, but once the property is ‘On the Market’ we will employ all strategy and psychology to bid in our client’s favour.
